表面利回り = 実質利回り(借入金利率+8%)÷{1-(空室率+管理費)}
例えば、空室率20%、管理費5%、借入金利率3%だと
表面利回り=11%÷(1-0.25)=14.66%
つまり、上記条件では表面利回りは14.66%以上無いとお宝不動産ではない事を意味する。
